Smart, functional spaces where every inch matters.
These tiny, prefabricated houses will make you think twice about how much livable space you really need. I am amazed by the details that went into designing these small, versatile houses. Brilliant space saving features and design elements maximize every nook and cranny allowing the homes to feel much larger.

As prefabricated houses are increasing in popularity, I predict we will be seeing a lot more of these in our future. Here are a few of my favorite prefab houses and fabulous design tips that can be incorporated into almost any home to save space – enjoy!
1. Cocoon9 – Think pool houses, rooftop quarters or beachside bungalows. These sustainable, luxury houses in the Hamptons are created by the man behind the former retail brand C. Wonder, Christopher Burch and custom home builder Edwin Mahoney. There are 3 floor plans ranging from 160 – 480 square feet – the Cocoon Cabin, Cocoon Studio, and Cocoon Lite 20.
Cost: $75,000 – $275,000
Typical turnaround time: 4 months
Space saving design features:
- Hidden shelves
- Swivel TV’s
- Sliding windows and doors
- Pull down Murphy beds
2. Pod IDLADLA – 183 square foot pod designed and manufactured in South Africa. Each pod is designed to stand individually or be combined to create larger spaces. The covered outdoor decks encourage indoor/outdoor living.

Space saving design features:
- Bed in upstairs loft (“feels like you are in a treehouse”)
- Pull out nightstands
- Ladder vs. stairs
- Corridor also serves as the shower area
These are currently only available in South Africa and pricing is still under review by the POD team.
3. Toy Box Tiny Home – This energy efficient, mobile, cedar based home is created by Chicago based designers Frank Henderson and Paul Schultz. This is the smallest house on the list at only 140 square feet! The colorful features and natural elements create a warm and fun environment.
Cost: $40,000 – $60,000
Typical turnaround time: TBD
Space saving design features:
- Lighting and power is provided by hidden LED strips and outlets
- Movable cubes for storage, seating areas and sleeping
- Collapsable dining table and desk
- Concealed pantry wall with adjustable shelving
